NYCEDC Seeks Developer For Zerega Site in the Bronx
New York City Economic Development Corporation (NYCEDC) today issued a Request for Proposals (RFP) for the purchase and development of an approximately 100,000-square-foot vacant industrial property located in the Castle Hill section of the Bronx. The site is located in the Zerega Industrial Business Zone (IBZ) and is comprised of two adjacent City-owned lots at 535-537 Zerega Avenue.
“Activating the City’s underutilized industrial properties is an important part of our efforts to revitalize the industrial sector and the City’s economy as a whole,” said NYCEDC President Seth W. Pinsky. “This large industrial site represents an excellent development opportunity that will create new jobs for the people of the Bronx.”
“Jobs are one of the biggest necessities in The Bronx, and any project that will translate into employment opportunities for our residents is welcome,” said Bronx Borough President Ruben Diaz Jr. “This New York City Economic Development Corporation’s RFP will lead to greater improvement in the Zerega Industrial Business Zone, a commercial area that is already very important to our borough and that will be able to grow and offer job possibilities to many more Bronxites.”
“The Zerega Industrial Business Zone has long offered an important source of industrial jobs for our city and for our borough,” said Councilmember Annabel Palma. “I am confident that this Request for Proposals (RFP) will ensure the continued success of the Zerega IBZ, while providing invaluable opportunities for borough residents to work and prosper within their own community.”

The Zerega IBZ is home to a variety of industrial businesses that employ over 4,000 individuals. There is a concentration of manufacturing, construction, wholesale trade, retail trade, and transport related industries within the Zerega IBZ. Some of the larger firms include Caterpillar, Consolidated Bus Co, FedEx, U.S. Postal Service,; Affinity Health Plan, NYS Education Department, Loehmann’s, United Federation of Teachers, Verizon, and Home Depot.
Additionally, the RFP seeks to expand and preserve quality jobs for local residents through participation in HireNYC. Residential districts outside of the Zerega IBZ boundaries provide a nearby labor pool within walking distance to Zerega IBZ industrial businesses. HireNYC is a free program that connects the City's workforce development services to economic development projects, and maximizes permanent employment opportunities for the City’s local and disadvantaged residents.
The site also has convenient access to the Bruckner Expressway, the Cross Bronx Expressway, the Hutchinson River Parkway, and the Bronx-Whitestone Bridge. Zerega is served by the 6 subway line as well as four bus lines, including the Bx5, Bx22, Bx36, Bx39, and BxM7A routes.
NYCEDC encourages the selected tenant to seek a LEED rating of Silver or higher for the site.
