New York City Economic Development Corporation (NYCEDC) utilizes its property management affiliate, Apple Industrial Development Corp., to manage the BAT complex. NYCEDC has carried out over $100 million of phased renovations that began in 1985. Over three million square feet of space has been restored for use by a diverse mix of businesses.
Today, BAT is a fully functioning commercial/industrial complex that houses dozens of corporate tenants in a wide array of industries. Currently electric bills average approximately $5 million per year at BAT.
Apple is currently seeking a consultant or consultant team to provide design, acquisition, installation, modification, maintenance, monitoring and training services in the operation of existing and new equipment, all aimed at reducing energy consumption and costs, as well as minimization of Apple’s energy-related duties, such as billing and maintenance, at BAT.
Apple is seeking a guaranteed savings model that provides these services at no capital cost to Apple, as well as a project that will provide a roadmap for future energy efficiency projects undertaken by New York City Economic Development Corporation (“NYCEDC”) and Apple.
Upon selection, at Apple’s option, the Contractor will enter in an Audit Contract for Audit Services at BAT. Upon successful completion of the Audit and Apple approval of the Final Audit Report, Apple will have the option to enter into an Implementation Contract with the Contractor.
Apple plans to select a consultant on the basis of factors stated in the RFP which include, but are not limited to: the proposed approach, experience of key staff identified in the proposal, experience and quality of any subcontractors proposed, demonstrated successful experience in performing services similar to those encompassed in the RFP, and the proposed cost of the Audit.
