NYCEDC has selected Hudson Meridian Construction Group, a leading NYC construction management firm, as the program’s construction manager. Owners who participate in the program will benefit from construction management services at no cost, as well as free design and engineering services from a design team lead by Perkins Will with the historic preservation expertise of Li/Saltzman Architects. In addition, participants will receive varying levels of construction assistance based on the types of improvements being implemented.
The Fulton Nassau Crossroads Program has three levels of improvements:
BASIC STOREFRONT IMPROVEMENTS (level 1) Types of Improvements: New signage, replacing opaque security grills and removing awnings. Cost Covered: 100% of design and engineering costs; 100% of construction costs up to $15,000 for the average building, and 100% of all project management.
COMPREHENSIVE STOREFRONT IMPROVEMENTS (level 2) Types of Improvements: Lighting, removal and replacement of air conditioners and ventilation louvers, improvements to store windows and ground floor façade detailing. Cost Covered: 100% of design and engineering costs; funding for up to two-thirds of construction costs, not to exceed $60,000 for the average building; 100% of all project management costs.
FAÇADE RESTORATION (level 3) Types of Improvements: Renovation or replacement of windows, cornices and parapets; repairs, maintenance and/or replacement of façade material for entire façade. Cost Covered: 100% of design and engineering costs; funding for up to two-thirds of construction costs, not to exceed $200,000; 100% of all project management costs.
To be eligible, a property must be located on Fulton Street between Broadway to the west and Water Street to the east, or on Nassau Street between Spruce Street to the north and Maiden Lane to the south. A detailed project map is available here. Eligible business or building owners who are interested in participating in the program should complete the Fulton Nassau Crossroads application. Program funding—a Housing and Urban Development (HUD) Community Development Block Grant through the Lower Manhattan Development Corporation—is limited, and applications will be reviewed on a first-come-first-served basis.
